The renovation of the M62 office building, former headquarters of Médecins du Monde, acquired by AG Real Estate France, has been entrusted to GA Smart Building.
Located in the lively Jules Joffrin district, near the 18th arrondissement town hall and at the foot of Montmartre hill, this 5,246 m² building (R+6), acquired at the end of 2024 by AG Real Estate France, enters a new chapter in its history with the launch of the renovation works. AG Real Estate France has entrusted the execution to GA Smart Building, a recognized player in low-carbon solutions and off-site renovation expertise. The company Klymeo will be in charge of all technical packages.
Dating from the interwar period, m62 is a legacy of functionalist architecture. For its transformation into offices, AG Real Estate France appointed the agency Chevalier + Guillemot Architecture to continue the design initially led by architect François Larroche.
The interior architecture has been entrusted to Antoine Ricardou – Ateliers Saint Lazare. The approach focuses on highlighting the original concrete structure, thus revealing the monumentality of the building. This exposure unveils a contemporary aesthetic to welcome new users.
Each level offers open floor plates distributed by walkways around a bright central atrium. The workspaces are both open and flexible, demonstrating a strong ability to adapt to usage.
The ground floor includes various functions: reception, cafeteria, conference room, meeting spaces… thereby enhancing the quality of life within the building.
The project’s great strength lies in the creation of a rooftop garden, a privileged space for relaxation and work, offering views of the hidden sides of Montmartre and the Sacré-Cœur.
Finally, m62 aims to obtain the BREEAM International Refurbishment and Fit-Out (RFO) 2015 version certification at the Excellent level and the OSMOZ label.
Thanks to GA Smart Building’s expertise, the construction timeline will be optimized to limit the impact of the site, ensure high-quality execution, and reduce its carbon footprint.
The renovation will span 17 months and has already begun, with delivery scheduled for summer 2026.
This project illustrates our strategy and our ability to position ourselves today on value-added operations. It also demonstrates our commitment to developing buildings with a strong architectural identity and remarkable spaces. This is the case with m62, with its façades offering large openings and its now-exposed concrete structure. The atrium walkways, unfolding from one floor to another, will become areas for exchange. We are also enthusiastic about renewing a partnership with GA Smart Building. The challenge for the team leading this project is to develop the operation in under two years from the acquisition.

Sensitive to the memory of the place, our approach is resolutely minimalist, and apart from the two major transformations, the creation of a rooftop garden and a central atrium, our primary intention was to preserve the history of the building and its intrinsic qualities while adapting them to contemporary uses. One of the main challenges was the preservation of the exposed concrete columns and beams, witnesses of the history of this construction method. Rather than concealing this structure, we chose to reveal it, despite technical constraints. In short: to requalify and enhance the existing with respect.
